01 / At a glance

A historic square. More ways to make a home.

McKinney brings together a recognizable downtown square, green space along Wilson Creek and residential communities with identities of their own. A morning among downtown shops and cafés feels different from an afternoon on a neighborhood trail or at a residents’ club. The right comparison starts with the part of the city that fits your everyday routine.

Historic Downtown, Stonebridge Ranch and Tucker Hill are useful starting points for exploring that variety. Compare the actual home, its association and school district, and the routes you will use; a McKinney address alone does not tell the whole story.

McKinney is a city, not a single neighborhood. ZIP codes, school districts, city limits and subdivision boundaries do not coincide; verify each for the exact property.

03 / Daily life

Errands, dining & connections.

Downtown is a destination of its own.

The square provides a concentrated setting for independent shops, food and performances. For daily errands, map your preferred grocery store, pharmacy and other stops from the home itself. A convenient route in one part of McKinney may work differently from another.

Test the routes you will actually use.

Compare access to U.S. 75, U.S. 380 and your work or regular destinations at the times you expect to travel. Visit the property’s approach as well as the main corridor; this guide makes no fixed commute-time promise.

The U.S. 380 project has a final environmental impact statement and record of decision. Treat the approved project documents and current TxDOT updates as the starting point for checking alignment, right-of-way and potential nearby effects; an environmental decision does not establish that the completed road is available.

Collin County Transit provides shared rides for eligible residents, with enrollment required. DART lists programs for older adults, people with qualifying disabilities and qualifying low-income residents. Check eligibility and booking rules before relying on the service.

Travel times vary. Check the actual route, service schedule, grades, crossings and parking conditions at the times you expect to travel.

04 / Schools & learning

Start with the address.

School assignment is property-specific.

Start with the full property address, including the unit number where applicable. Confirm both the district and the current campus assignment with the district for the intended enrollment year. District and city boundaries differ, and a school shown nearby is not an attendance guarantee.

McKinney ISD — Attendance zones & maps Allen ISD — Find a School Frisco ISD — Attendance zones Melissa ISD — Zoning Prosper ISD — Enrollment & attendance-zone information

Verify the district by address.

McKinney’s city boundary is not a McKinney ISD attendance boundary. The City identifies McKinney, Allen, Frisco, Melissa and Prosper ISDs in its school-zone coordination. Use the appropriate district’s current address lookup and confirm directly before making a school-dependent decision.

Tucker Hill’s official community materials identify Prosper ISD, illustrating why the city name is not enough. For public learning beyond school, explore the John & Judy Gay Library and the Heard Museum’s programs; check current registration and access details.

05 / The property lens

Choose the community, then compare the home.

Compare the home and the block, then the broader neighborhood.

Historic Downtown and nearby older residential blocks invite a closer look at architectural character, renovation history and the exact historic-district status. Check whether proposed exterior work requires a Certificate of Appropriateness.

Stonebridge Ranch is a master-planned community comprising many distinct villages. Its community association provides amenity access for residents in good standing; review the property’s membership, assessments, access rules and any separate club arrangements. The association’s October 9, 2026 update says the Beach Club remains closed during construction.

Tucker Hill is a separate community north of U.S. 380 with a traditional neighborhood design. Its official materials identify Prosper ISD and a residents’ club with controlled access. Confirm the exact school assignment and association obligations, and review the design approval process before budgeting exterior changes.

For buyers, compare homes by property type, condition, location, outdoor space and association obligations before comparing asking prices. For sellers, use recent closed sales alongside active and pending competition with similar property characteristics; documented improvements and condition help explain differences. A citywide average cannot establish a particular home’s market position.

Budget property taxes for your own purchase circumstances. A current owner’s bill reflects that owner’s taxable value and exemptions and is not a forecast of a buyer’s future bill. Review the parcel’s taxing entities, current rates and applicable exemptions with Collin Central Appraisal District and the tax office when estimating ownership costs.

01
Address, schools & obligations

Confirm city jurisdiction, school district and campus assignment with the full address. Review current property taxes, all association documents, assessments and amenity rights for that parcel.

02
Condition & approvals

Review inspections, repair and permit history, drainage and maintenance needs. For a historic property or an association-governed home, establish which approvals apply to the changes you intend to make.

03
Routes & nearby change

Visit at relevant travel times and review the City’s zoning/development map alongside TxDOT project documents. Check the precise relationship between the property and proposed roads, construction or approved development.

06 / Useful questions

Before you choose a home.

Does every McKinney home attend McKinney ISD?

No. Several school districts serve addresses associated with the city. Verify the exact district and current campus assignments directly with the district for the property address; do not infer them from the ZIP or subdivision name.

Are Stonebridge Ranch and Tucker Hill amenities public?

Their association amenities have resident eligibility and access rules. Obtain the documents for the home you are considering, including any separate membership arrangements. The Stonebridge Beach Club was still closed for construction in the association’s October 9, 2026 update.

What should I check before changing a historic home?

Ask the City’s Historic Preservation office whether the property lies within a regulated district and whether the proposed work requires a Certificate of Appropriateness. Also review permits and any applicable association requirements before committing to the project.
