Find your part of Frisco.

Frisco brings together the historic Rail District, established residential communities, newer master-planned neighborhoods and major sports and entertainment destinations. A day here might include a walk around the pond at Frisco Commons, an afternoon at the public library and dinner at The Star. Which of those places feels local depends on the home you choose.

This northern Dallas–Fort Worth city spans Collin and Denton counties. Compare the actual address, school district, recurring ownership costs and everyday routes alongside the floor plan. A Frisco mailing address does not establish the school assignment or put every destination close to home.

This is a citywide guide. City limits, ZIP codes, county lines and school district boundaries are different layers; verify each for the exact property.

Neighborhoods & districts

Different places within Frisco.

Compare the setting and the specific property; these areas do not share one housing pattern or one set of ownership obligations.

Historic downtown / Rail District

A historic commercial district centered on Main Street, with independent merchants and dining. For a nearby home, test the actual walking route and evening activity; this district name is not a school boundary.

03 / Daily life

Errands, dining & connections.

Three different ways to spend an afternoon.

The Rail District offers a historic downtown setting for smaller shops and dining. The Star District combines restaurants and retail with a sports campus, while Stonebriar Centre at 2601 Preston Road provides a larger enclosed shopping destination.

Try the grocery run and other weekly errands from the actual home. A citywide list of destinations is useful for orientation; your preferred store, turn lanes and parking arrangements will shape the everyday experience.

Build the route around your routine.

Dallas North Tollway and Sam Rayburn Tollway/SH 121 are important regional connections, and both are toll roads. Test the trip to your workplace, airport or other frequent destination at the times you will travel, and include tolls in the budget rather than relying on a citywide commute estimate.

The City now lists GoZone on-demand rides in a defined central Frisco service area and a Rail District Boxcar downtown pilot. These services do not cover every address or schedule; use the current City transit map and operating information before building a daily routine around them.

Travel times vary. Check the actual route, service schedule, grades, crossings and parking conditions at the times you expect to travel.

04 / Schools & learning

Start with the address.

School assignment is property-specific.

Confirm the school district for the full property address, then verify the campus and school year with that district. Frisco city limits and Frisco ISD boundaries do not match.

Frisco ISD attendance zones Prosper ISD Lewisville ISD Little Elm ISD

School assignment starts with the property.

Four independent school districts serve portions of Frisco: Frisco ISD, Prosper ISD, Lewisville ISD and Little Elm ISD. Confirm the district first, then use its current attendance information for the full address and intended school year. A nearby school or a community marketing page is not an enrollment determination.

The public library provides learning and creative resources beyond the classroom. Collin College and the University of North Texas also have Frisco campuses; consult each institution directly for its programs and admissions information.

05 / The property lens

Compare the neighborhood and the ownership details.

Compare the home and the block, then the broader neighborhood.

Start by comparing distinct settings: the historic downtown area, established subdivisions and newer master-planned communities can offer different relationships to shops, trails and neighborhood amenities. Within any one community, lot placement, building condition, access and association documents can distinguish otherwise similar homes.

For newer construction, compare the actual completed home and contract specifications with model-home finishes. Ask which amenities are operating, who maintains them and what fees or eligibility rules apply.

For sellers, compare recent closed sales and active and pending competition with similar property type, condition, size and location. Document permits, repairs and association information early; a citywide price per square foot does not establish the value of a specific home.

01
District, campus & address

Confirm the city jurisdiction, county, school district and current attendance assignment using the full address. Frisco includes territory in Frisco, Prosper, Lewisville and Little Elm ISDs; proximity to a campus does not establish enrollment.

02
Taxes, insurance & recurring costs

Identify the appraisal district and every taxing entity for the parcel. Request an estimate using your expected purchase circumstances and exemption eligibility, plus current insurance quotes. The seller’s bill and exemptions are not a reliable forecast of your costs.

03
Association, condition & site

Review applicable HOA documents, dues, transfer fees, assessments and amenity rights. Inspect the home and drainage, check permit history, and review nearby approved development. Confirm any additional district assessments and who maintains walls, landscaping and common areas.

06 / Useful questions

Before you choose a home.

Does every Frisco home attend Frisco ISD?

No. The City identifies territory served by Frisco, Prosper, Lewisville and Little Elm ISDs. Verify both district and campus for the full address and intended school year.

Can I visit The Star without taking a tour?

The Star District has dining and retail businesses to visit. Ford Center events and behind-the-scenes tours have separate access and ticket requirements; check the operator before going.

What should I compare beyond the purchase price?

Estimate property taxes for your circumstances, insurance, applicable HOA dues and assessments, maintenance and travel costs. Confirm the parcel’s county, taxing entities and exemption eligibility instead of carrying forward the seller’s bill.
